very good! on time. clean. respectful. I really appreciated the technology of the tracking so I could see when to expect the technician. It was quite a wait to get an appointment that worked for us, but it was worth the wait. Having evening or Saturday appointments may increase business. Just a thought. And of course, everyone would like things to be less expensive. I do realize this is the "going rate".

Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. System is operating properly The pressure relief valve has a slow drip. The pressure/ temperature gauge is reading 25 psi. The temperature side of the gauge is broken. Could not tell if the pressure side is accurate. Recommend replacing the gauge and the pressure relief valve.

Performed a heating pm on (2) oil boilers. Brushed and vacuumed. Replaced the oil filters, nozzles and strainers. Started and checked the safeties. Performed a combustion test. System is operating properly. The main house- the extrol tank was showing signs of water leaking past the diaphragm into the air side of the tank. Recommend replacing. Drained the pressure from the system and replaced the Extrol tank. Filled and tested.

Drained the boiler pressure. Removed and cleaned the cold water inlet filter and the drain plug strainer. Removed and cleaned the air intake filter. Checked all wiring connections and safeties. Inspected and cleaned the burner and surrounding area. Filled system back up with water. Checked gas pressures and performed combustion test. 5.6%o2 13ppm co Need to have installer come back and rotate/replace a fitting so the drain valve behind the gas line can be accessed. Also need to install an autofeed so water can be manually added to the system

Performed a heating pm on a gas furnace. Cleaned the flame sensor, checked the gas pressures. Inspected the heat exchanger. Replaced the air filter- 16x25x1 Started and checked the safeties. Performed a combustion test. 10.7% o2, 18 ppm, 92.2% efficient System is operating properly. The blower wheel is dirty, recommend having it cleaned.

Upon arrival unit was off. Turned unit on and both indoor and outdoor units turned on. Checked the condenser and found high level of pollen on 2 sides and the corners. Took a hose and sprayed water to clean the condenser coil. Checked refrigerant levels and they were good. Checked the air handler in the attic and found there was 1 flexible ductwork trunk that had started to fall off of the main ductwork. Reattached the flex run and secured it to the ductwork. Checked supply and return temps. Unit is working properly with 73* return and 57* supply.

Upon arrival unit was off. Turned unit on and it fired up right away. Checked oil flow and had good and clean flow. Checked the nozzle and found it had been dripping and was spraying incorrectly. Replaced the nozzle and started and tested the system. Unit is working properly. 5.4%o2 40 ppm co 0 smoke

Upon arrival unit was on but only the inducer was running. Cycled power and the inducer turned on filled by the pilot but the main burner turned on. Upon further investigation found there was a crack on the porcelain of the flame sensor making the signal weaker. The flame sensor was not sending power to the gas valve to send gas to the burner. Jumped out the gas valve to test the operation Of it and it worked properly. Need to return and replace the flame sensor.

Checked oil flow and transformer, both ok. Removed the nozzle and there was some carbon on the tip of the nozzle. Looked inside the chamber and noticed one of the fire bricks shifted and was near the blast tube. Moved the brick and replaced the nozzle. Started and checked the cad cell, it was reading 1700 ohms, replaced the cad cell eye and adjusted it to 550 ohms. The primary control is seeing the flame correctly.

Opened valve and added pressure until unit was at 15 psi. Noticed that the backflow preventer started dripping. Customer replaced the autofeed in the past and will be replacing the backflow preventer to stop the dripping.

Upon arrival customer explained the gutter over the porch had fallen the other week causing heavier rains on the condenser. The customer previously saw ice on the fan blades and turned the condenser off to not damage anything. Removed the fan motor and bladed and inspected for damage. Did not see any damage. Spun the fan blades and nothings was hitting and the balance was good. Nothing inside of the condenser was damaged. Started and tested the unit. Return air was 68 and the supply air was 95 when not on emergency heat. Unit is working properly

Pressure was at 20 which would not cause it to drip. Drained pressure from the boiler and removed the old pressure relief. Installed new pressure relief and filled the system back up with water. Purged all air from all zones and started the boiler had hot water coming back on all returns. Bled small amount of air from the baseboards. Unit is working properly. Poured in a bottle of sludge additive due to the customer running low on oil the other day.

Inspected and cleaned the burner, blower compartments and surrounding area. Filled system back up with water and found that the installer never put in an autofeed to manually add water to the heating system. Had to hook up a hose from the inlet water for the domestic water to the heating loop to add pressure and bleed air out of the system. Checked gas pressures and performed combustion test. 4.3%o2 30ppm co Need to have installer come back and rotate/replace a fitting so the drain valve behind the gas line can be accessed. Also need to install an autofeed so water can be manually added to the system.
