While performing the maintenance we found when the boiler heats up the pressure increases significantly indicating the expansion tank is going bad and the extra pressure in the boiler has nowhere to go. After getting customer authorization we drained pressure from the system and removed the old expansion tank. Installed new expansion tank and filled the system back up with water. Purged both zones of air and started the system. Unit is working properly. When leaving boiler pressure was at 18 psi Greg’s chimney 203 630 1976

The corrosion is now starting to form on one of the boiler clean-out covers. Could not remove 1 out of 3 clean-out covers. This section of the boiler will begin to get plugged with soot because of this and will eventually lead to performance issues. Showed the customer the corrosion on the boiler. Recommend replacing the boiler soon to avoid any issues with the corrosion.

Upon arrival unit was off on reset. Pushed the reset button and the unit did not light. Checked oil flow and had no flow. Upon further investigation we found the oil pump side of the burner coupling was stripped. Replaced the coupling and attempted to start the unit. Found the unit was not lighting. Checked the igniter and found it was very weak and starting to fail. Also found the primary control was not fully completing the ignition cycle and was restarting itself without going into lockout. Replaced the igniter and the primary control. Started and tested the system. Unit is working properly

Upon arrival unit was on but not running. Customer turned the thermostat up and the unit fired up with no issue. Hooked up genesis control and went through the last 15 run cycles. We found the ohm levels were averaging between 800 and 1100. Took the nozzle out and found the nozzle was dripping and not spraying correctly. There was oil residue in the blast tube and on the electrodes. Replaced the nozzle and wiped down the oil residue. Tried adjusting the cad cell eye and got the ohms to go down slightly. Replaced the cad cell eye and the ohms dropped by 400. Started and tested the boiler. When leaving the cad cell was reading 480 ohms which is acceptable. Unit was running at 7.7%o2 28 ppm co 0 smoke

Performed a heating pm on (3) RTU’s. Replaced the air filters, checked the belts. Inspected the heat exchangers. Cleaned the flame sensors. Checked the electrical connections and safety’s. Checked the gas pressures. The back rtu, the blower motor was drawing 6.4amp and it’s rated for 6.2 amp. The motor may fail in the future due to over amping. The middle rtu(smaller unit), after checking the operation of the unit, there was a clicking noise for a relay. The board was flashing 2 times which is -system error. Reset the unit, and it started properly. All of the electrical connections are tight and relays are working correctly. If the issue happens again, recommend replacing the control board.

Water was coming from the pressure relief valve. Found the extol tank is full of water causing the relief valve to leak due to no where for the water to expand. The extol tank and pressure relief valve need to be replaced. Drained the system. Replaced the extol tank and pressure relief valve. Filled and purged both systems. After purging, the pressure slowly increased due to the auto feed was leaking by. Valve off the auto feed. The pressure is stable between 17-20 psi. There is a 1 1/2” pipe coming out of the boiler that has a slow drip. The customer has tape and a clamp over it. The flue pipe for the water heater has a hole in it. Both the boiler and water heater flue pipes need to be replaced due to corrosion and a hole.

Cleaned the sight glass and flushed the low water cut off. Performed a combustion test. 7.4% o2, 13 ppm, 79.7% efficient System is operating properly While flushing the Low water cut off, the nipple for the ball valve broke due to age and rusted. Removed and installed a new nipple before the ball valve.

We will remove the old 1” vent piping at the oil tank. Drilled out an area in the foundation and installed a 2” combination whistle/ gauge at the tank and 2” vent pipe to the outside. Filled the hole with a spray foam and concrete to seal the opening.

After getting customer authorization we replaced the hi-vent. Bled air from all 3 zones. Started and tested all zones. Unit is working properly. Boiler pressure when leaving was 17 psi

Checked the system. The thermostat was on and calling for heat. The circulator was running but the zone valve was not open. Removed the zone head to make sure the stem moves. The zone valve head was very hot and not opening. The zone valve head is bad. Replaced the head and checked the operation. Had hot water going upstairs to both radiators. System is operating properly.

Took pictures for a replacement quote. Customer stated they weren’t getting heat to the second floor. Upon investigation we found the zone valve actuator had gone bad and was not fully opening the valve. Replaced the zone valve and bled both zones of air. Started and tested both zones. Unit is working properly.

While performing the maintenance, there was a small spot of water under the drain pipe for the pressure relief valve. Recommend replacing in the future. Also, the transformer is showing signs of it starting to get weak. The spark is traveling 1/4-1/2 the distance and starting to turn yellow. The spark should be blue and travel 1/2-3/4 the distance. Recommend replacing the transformer.
