Performed a heating pm on a gas furnace. Checked the air filter- customer replaced. Blew out drain line. Started and checked the safeties. Performed a combustion test. System is operating properly. Performed an A/C pm on the system. Checked the condensate pump. Rinsed the condenser coil. Checked the electrical connections, pressures and temperatures. System is operating properly. The system is older. Recommend replacing in the future. The neutralizer stones need to be replaced.

When arrived, found the pressure relief valve leaking. Checked the pressure, which was at 30 psi. Checked the expansion tank, which was full of water. Recommended to customer that the expansion tank and partially valve be replaced. replaced both items. Filled the system back up and turned on to check proper operation and pressure.

Upon arrival tested the auto feed and found the auto feed was good and only the backflow preventer needs to be replaced. Valved boiler off and drained the pressure. Took the old backflow preventer out and removed old gaskets. Replaced with new backflow preventer and new gaskets. Added pressure back to system and bled the air through the hi-vents on and around the boiler. Had to put a cap on the boiler drain since it was leaking. Opened valves at boiler back up and turned system back on. Unit is working properly.

Inspected air handler and evaporator coil to check for debris and dirt, coil is clean. Checked electrical connections in air handler as well as make sure the drain is cleared. Rinsed all the dirt and debris from the condensor outside. Checked the charge in the system. R22 refrigerant running at 60 psi over 125 psi with a subcooling of 9.8 and a delta T of 20 degrees. Also Took electrical reading of the compressor, capacitor, and the outdoor fan. Compressor is running at 6.8 amps, the fan is 1.2 amps, and the capacitor is within specs.

Apon arrival unit was off by the thermostat. Turned first floor on and second floor on and only the first floor heated up. Turned first floor off and the second floor turned on and returned hot. The zones were just set to prioritize.
